    How to Buy Property in Dubai as a Non-Resident? - Complete Step-by-Step Guide

    Buying property in Dubai as a person without residency, visa or UAE stay is fully legal, simple and often faster than in Europe.

    The entire process can be conducted remotely, having only a passport and funds for purchase. Below you'll find the most practical, clear and concrete guide showing exactly what to do, in what order and what to watch out for.

    What You Need to Know at the Start

    • Non-resident can buy property 100% freehold
    • You don't need visa, UAE account or Emirates ID
    • You can buy remotely, through power of attorney or in person
    • You receive full ownership rights: sale, rental, inheritance, transfer
    • After purchase you can (but don't have to) apply for investor visa

    Zone Selection: You Can Only Buy in FREEHOLD

    As a non-resident you can only buy properties in designated freehold zones, where foreigners have full ownership rights.

    Step by Step - How Does Property Purchase by Non-Resident Work

    Step 1: Property Selection and Developer Verification

    Before starting the process you should:

    • verify the developer
    • check payment plan (off-plan)
    • check profitability and service charges
    • confirm the unit is in freehold

    Step 2: Reservation (Reservation / Booking Form)

    To reserve the property, you make a reservation payment: primary market: usually 5-20%, secondary market: 10% deposit with agent / at trustee office. You receive reservation confirmation + payment schedule.

    Step 3: Sales Agreement (SPA - Sale & Purchase Agreement)

    This is the main document governing the transaction. You sign it electronically - no Dubai visit required. Agreement covers: party details, price, payment schedule, unit specification, handover terms.

    Step 4: Payments

    Non-resident can pay: by international transfer in AED, by transfer from any country account, from currency account, in cash (on site), or by cryptocurrency (through approved operator). There's no requirement to have a UAE account.

    Step 5: DLD Fee (Dubai Land Department)

    During purchase you pay mandatory registration fee: 4% of property value. This is the equivalent of purchase tax - the only major fee. Small administrative fees also apply.

    Step 6: Registration and Title Deed Issuance

    After payment is recorded, DLD issues: Title Deed - electronic ownership document. Everything is done digitally and takes 1-3 days.

    Step 7: Property Management (optional)

    If buying remotely, you can use: rental management company (long-term or short-term), cleaning company, payment operator. You can also manage personally during Dubai visits.

    Is It Worth Opening a Bank Account in Dubai?

    It's not mandatory, but makes easier:

    • local utility payments

    NOTE: To open UAE account, residency visa is usually required - that's why many investors outsource management services to an agency.

    Does Purchase Give Right to Visa?

    Purchase alone doesn't automatically give residency, but:

    2-year visa

    historically from 750,000 AED; in spring 2026 the DLD removed the minimum threshold for sole owners (co-ownership still requires a share of at least 400,000 AED)

    10-year Golden Visa

    from 2,000,000 AED property value

    This is however a separate process - independent from the purchase itself.
