    One of the biggest advantages of investing in Dubai is a very friendly tax system. In UAE there is no income tax, property tax, or rental tax, which distinguishes this market from Europe and USA.

    However, this doesn't mean the purchase is completely cost-free. There are registration, administrative, service fees and VAT that every investor must know before making a decision.

    Below you'll find a complete guide that shows all costs clearly, specifically and without marketing fluff.

    1. Is there property tax in Dubai?

    No.

    In the United Arab Emirates there is no classic property tax that we know from Europe (rental income tax, property value tax, flat-rate rental tax, etc.).

    2. What are the REAL costs and fees when buying property?

    No taxes doesn't mean no costs. The most important is the Dubai Land Department Fee, or registration fee.

    DLD Fee - 4% of property value

    This is the most important and largest fee, mandatory for every transaction.

    This is equivalent to stamp duty, but at a fixed rate of 4%.

    4. Is there VAT in Dubai when buying property?

    This is one of the most frequently asked questions. The answer depends on what you're buying:

    A. Residential properties - VAT = 0%

    No VAT on purchase.

    B. Commercial properties - VAT = 5%

    Applies to:

    • offices
    • service premises
    • warehouses

    Note for off-plan purchases: VAT may apply to some construction services or finishing elements - this depends on the project and developer.

    Dubai doesn't have property tax, but has Service Charges, which are fees for maintaining common areas.

    They depend on:

    • building standard
    • apartment size
    • quality of amenities (pool, gym, concierge, etc.)

    Average range: 12-35 AED per sqft annually

    • • 650 sqft (~70 m²) apartment
    • • 14 AED/sqft charges

    In villas (community) fees per sqft are usually lower.

    6. Commissions and broker costs

    7. Costs when buying with cryptocurrency

    If you pay with cryptocurrency (BTC, ETH, USDT, USDC):

    • transaction is processed by crypto-fiat operator
    • commission is 1-2.5%
    • funds go to developer in AED (fiat)

    Crypto payment doesn't change any taxes or fees - it's just a different payment method.

    8. Is there rental income tax in Dubai?

    No.

    Renting property in Dubai doesn't generate income tax. Your income is net, minus:

    This depends on investor's country of residence.
