Start with the payments you need to make or receive: purchase funds, rental income, property bills or mortgage instalments. Then check the account type and the bank’s requirements for your residency status. This guide helps you prepare documents, compare costs and plan transfers safely.
Do you need a UAE account at all?
Do not assume every purchase requires a new local account. Confirm whether payment from your existing overseas account is accepted and how funds will be available at completion. Requirements depend on the contract, financing and transfer procedure.
A local account may simplify collecting rent in AED and paying property bills. A lender may impose separate requirements for mortgage repayments. If a property manager handles collections, agree the authority, payout schedule and records for each transaction; do not assume its account replaces your own banking arrangements.
Keep the product types apart. A savings account is not a current account, and neither is a mortgage approval. Holding one gives you no entitlement to cheques, credit or a loan.
Non-resident vs resident accounts
UAE banks treat customers with a UAE residence visa differently from those without one, and terms vary by bank and product.
For example, Emirates NBD lists a passport with visa page and alternative supporting documents, including a recent bank statement, for a non-resident savings application. Its resident list includes Emirates ID and passport. Check the bank’s complete list and document-age requirements directly. Checked on 29 October 2026: these are one product’s requirements, not an approval guarantee.
Check the actual account features: cards, transfers, chequebooks, overdrafts and salary facilities may differ between products. Ask about each function you need.
Documents and source-of-funds papers
Beyond ID and address, a bank may ask where the specific money comes from (source of funds) and how your wealth was built (source of wealth). Requests differ by bank and customer profile.
Submit bank-application documents through a verified bank channel. Do not send statements to someone promising an account without documented authority. Separate identity checks for a property transaction may be legitimate; confirm their purpose, recipient and secure submission method.
- Source of funds: papers tracing the money you plan to move, such as a sale agreement for a previous property, a dividend statement or payslip history.
- Source of wealth: the wider picture, such as company ownership records, tax returns or an employment history.
- Matching details: names, addresses and dates that agree across your passport, proofs of address and statements.
- Translations or certified copies if the bank asks for them. Confirm which form it accepts before you pay for any.
Comparing banks without a ranking
Compare the key facts statement (KFS) and fee schedule for each product you are considering. Record the same items side by side:
A minimum balance needed to avoid fees does not necessarily lock your money. Still, account for the cash reserve and the fee consequences of dropping below the threshold.
- minimum average balance, and the fee if you fall below it
- FX spread on currency conversion
- transfer fees, incoming and outgoing
- transaction and daily limits
- account currency
- online and app access from abroad
- chequebook eligibility
Before the trip: confirm in writing
Before booking a trip, ask the bank to confirm the following:
Do not base a property deadline on an advertised same-day account opening. Remote access and timing depend on the product, your documents and verification outcome.
- the exact product, and whether it is open to your residency status
- the full document list, including how recent each proof must be
- whether you must attend a branch and whether you need an appointment
- conditions for a non-resident relationship, including the minimum balance
- what happens if your residency changes: notify, convert or reopen
- whether you can use the app and phone-based two-factor codes while abroad, including with a foreign number
- what counts as inactivity, and the fees or closure that follow
Paying for the property
Property payments follow the sale and purchase agreement (SPA) and the closing arrangements. Agree dates, amounts and beneficiary details with your lawyer or the party named in the contract, and check that your bank's transfer timings and any source-of-funds questions fit the schedule. Our purchase process guide shows where payments sit in the sequence.
On an off-plan purchase, instalments go to the project escrow account stated in your contract. It is separate from any account you open for yourself, and one does not substitute for the other.
Verify the beneficiary through an official channel: call a number from the developer's own website or your signed contract and get the details confirmed in writing. Never pay a broker's personal account for a property. Last-minute changes to payment details, or instructions arriving on a messaging app, are a reason to stop. If the bank asks questions about a payment, answer them with documents rather than reshaping the payment.
Currency transfers: compare what actually arrives
A small flat fee can hide a poor exchange rate, so compare the net amount received in the destination currency.
Hypothetical example, invented numbers for illustration only; this is not a quote or a market rate. Suppose 100,000 AED equals 100,000 reference units at the mid-market rate. Provider A charges a flat 100 AED and applies a rate 2% worse than mid-market: (100,000 − 100) × 0.98 = 97,902 units. Provider B charges 0.5% (500 AED) and applies the mid-market rate: 99,500 units. A's fee looks smaller, yet B delivers 1,598 more units.
Ask each provider for the exact rate and the amount the recipient will receive, and whether intermediary banks deduct charges on the way. Then add the account-level costs from the KFS: the below-minimum fee, transfer fees and limits.
Tax residency and bank reporting
Banks usually ask you to self-certify where you are tax resident. The Emirates NBD CRS FAQ covers the process: you confirm your tax residence, tell the bank when your circumstances change, and the bank reports account details as the reporting rules require.
The OECD guidance says to disclose every jurisdiction where you are tax resident, not only the one you consider home. A residence permit or citizenship does not automatically make you tax resident, and obtaining one does not automatically end an earlier tax residency. Each country applies its own tests.
If you have ties to several countries, check how each country's rules apply to you and to rental income or interest before you sign the form. Our article on UAE tax residency for property owners is a starting point.
- Complete the self-certification fully and consistently with your other filings.
- Tell the bank when you move or your residency changes.
- Keep a simple record of days spent in each country.
If the bank says no or asks for more
A bank may decline or request further documents for business or compliance reasons. It may not be able to disclose every reason.
- Ask which requirement was not met.
- Fix mismatches in names, addresses and dates before reapplying.
- Reapply only with a stronger file, not repeatedly with the same one.
- Check whether you need the account at all if a manager or your account abroad covers the use.
- Do not tie time-critical payments, such as SPA milestones, to an account that is not open yet.
