How do you turn an advertised rent into a return after costs? This guide separates income, vacancy, expenses and the capital invested in a purchase. The worked example is hypothetical and teaches the calculation; it does not represent current prices, a forecast or a client’s results.

Gross and net yield: what goes on top and what goes below

Gross yield is annual rent divided by the purchase price. It is handy for a quick comparison, but it ignores vacancy, owner charges, upkeep and the one-off costs of getting into the property.

Operating (net-before-financing) yield is annual net operating income divided by the total amount invested, meaning the price plus one-off acquisition and setup costs. Net operating income (NOI) is rent actually collected minus operating expenses. Always state the denominator: the same apartment gives a different percentage on price alone than on price plus entry costs.

Our example also deducts an assumed repair reserve. It therefore shows a conservative operating result after that reserve; accounting NOI may treat reserves or capital expenditure separately. Use the same expense definition when comparing calculations.

Budget acquisition costs from actual quotes rather than copied formulas. According to the Dubai Land Department (DLD) sale-registration page, the registration fee is allocated by statute 2% to the seller and 2% to the buyer, and the contract may shift the economic burden to one party. Trustee, brokerage, financing and registration charges come on top and should be entered from real quotes. There is no universal compulsory 2% broker commission. For the full picture see our guide to Dubai apartment buying and ownership costs, and for the transaction steps see the Dubai property purchase process.

A hypothetical worked example

The scenario below illustrates the method only. Every value is an assumption chosen for clarity, including the acquisition budget, which is not a sum of official fees.

Result: under these assumptions gross yield is 8% and operating yield is about 4.81%. The gap cannot be reproduced by subtracting percentage points from 8%, because both the numerator (rent less vacancy and costs) and the denominator (price plus entry costs) change. Each effect is counted once: vacancy is not repeated inside management costs, and management is not counted again as lost rent.

Hypothetical budget in AED. Before financing and taxes.
ItemAED
Purchase price1,000,000
Acquisition and setup (assumption)80,000
Total capital1,080,000
Potential annual rent80,000
Vacancy 10%8,000
Collected rent72,000
Service charges12,000
Management4,000
Maintenance and insurance reserve4,000
Result after costs and reserve52,000

Gross yield: 80,000 / 1,000,000 = 8%. Operating yield: 52,000 / 1,080,000 ≈ 4.81%.

At 0% vacancy: (80,000 − 20,000) / 1,080,000 = 5.56%. At 20% vacancy: (64,000 − 20,000) / 1,080,000 = 4.07%. Expenses are held fixed for clarity; an actual management fee may vary with rent.

NOI yield, cash-on-cash and total return are different measures

NOI yield does not depend on whether you pay in cash or use a mortgage. If you finance the purchase, the question changes: cash-on-cash return is annual cash flow after debt service divided by the equity you put in.

A mortgage payment has two parts. Interest is a financing cost. Principal repayment reduces your cash flow but is not the same thing as interest expense: it lowers the debt and increases your equity in the property. That is why cash-on-cash can look low even when NOI is healthy.

Total return may also include changes in property value. Distinguish a gain realised on sale, after selling costs, from an unrealised increase based on a valuation. A return calculated at exit must also reflect the investment period and cash flows during it; do not add several years of price growth to a single year’s rental yield.

Service charges and other running costs

Owner charges are project- and building-specific, not a district average. DLD publishes a Service Charge Index where you can check a given project and year. Enter that figure as a fixed cost that applies whether or not the unit is let.

Where a building has district cooling or extra services, check in the documents who pays which bills under the tenancy and whether any fixed charges fall on the owner. Charges can change, so refresh the analysis before you commit.

Running costs also include management, maintenance, insurance and a repair reserve. Take actual rates from contracts and quotes, not from generic ranges. If you are weighing an external operator, see what property management covers.

Vacancy and real rents

Vacancy is an assumption, not a market constant. Model several scenarios (for example 0%, 10% and 20%, as above) and check whether the investment still works in the weaker one.

Advertised rents are not signed rents. Ask for comparable, actually signed leases in the same building and size band; they are a better basis than asking prices. According to the DLD FAQ, the rental index is indicative and relevant to renewals and disputes, not a mandatory price for a new lease. Treat it as one reference point, not a revenue forecast.

Long-term vs short-term letting

Short-term gross revenue cannot be compared with annual net rent without accounting for occupancy, operator fees, utilities, cleaning, furnishing and permit costs. A holiday-home unit needs a unit permit from Dubai's Department of Economy and Tourism (DET); check current requirements and fees on the DET site, and check building and community rules separately.

A fair comparison uses the same format for both: collected revenue, operating costs, NOI and the same denominator. Higher gross revenue does not automatically mean higher net return, and it usually means more day-to-day operation.

Taxes: what the example leaves out

The example is before tax and does not show an after-tax figure. Tax obligations depend on the owner's tax residency, the jurisdictions involved and any applicable double-tax treaty.

Do not assume all UAE income is tax-free. According to the Federal Tax Authority (FTA), for natural persons real estate investment income may be excluded from corporate tax where it is not conducted or required via a licence; holiday-home or operator arrangements need individual assessment.

For Polish-resident owners: rental income from abroad may have to be reported in Poland. Confirm the basis of taxation and the currency conversion with a tax adviser before fixing an expected return.

Due-diligence checklist before buying

Before you trust a yield figure, verify inputs against documents and record the source of each assumption. The Dubai property glossary explains the terms used here.

  • Comparable, actually signed rents in the same building, not only listing prices.
  • The current tenancy contract, deposit, payment history and any arrears.
  • Service charges from the DLD Service Charge Index for the specific project and year.
  • Operator or manager contract: scope, fees and termination terms.
  • Occupancy and vacancy assumptions in at least three scenarios.
  • Condition, expected repairs and a reserve for replacing fittings.
  • Acquisition costs from real quotes, plus exit costs on a later sale.
  • Currency risk: the currency of rent versus the currency in which you measure the result.
  • Building rules and permits if you plan short-term letting.
  • Tax basis and currency conversion confirmed with an adviser.
